Sibbett Ranch is a 90+/- acre vineyard located off the paved county road in the Redwood Valley AVA of Mendocino County. This is a prime agricultural asset rooted in 61.67+/- acres of production vineyards along the banks of the Russian River. The zoning on the ranch is a mix of AG40 zoning and RR2, allowing for potential future development into homesites. So important in California is the precious commodity of water and the ranch has Redwood Valley AG District water, an off-streamlined reservoir, State Appropriative water rights on Forsythe Creek, and an on-site well that pumps between 100-150 gallons per minute. Good ground is another key component for a productive vineyard and the Pinole/Feliz loam are responsible for the 10 year average of 7.5+/- tons per acre. Additional improvements an equipment shop, staging area, and pumping station. The ranch is located only 64 miles from the Sonoma County Airport and 117 miles from the Golden Gate Bridge.
Vineyard is comprised of 61.67 +/- acres planted. Varietals include Chardonnay (28.38 +/- acres Clone 4x5BB),
Chardonnay (11.35 +/- acres Clone 76X5BB) and Merlot (21.94 +/- acres Clone 3X5BB). Vineyard was planted in the fall of 1997. Duarte Nursery supplied all vines. Irrigation system is drip and frost protection is overhead sprinklers.
Shop: 6500 sq ft with a 500 gallon diesel fuel tank. Pump house: 990 sq ft containing three pumps, one 500 gallon Ag Solution Master and a 1000 gallon diesel fuel tank. Reservoir - 22 acre feet capacity, lined with plastic and enclosed with 8 ft fencing. Vineyard has full overhead frost and drip irrigation system. River pump: 15 hp electric with a 1500 gpm capacity, used to fill reservoir. Well: 170 ft deep which produces 150 gpm (March/April), 120 gpm (May/June) and 100 gpm (July).
Zoning is a mix of AG40 and RR2.
