General Details
Take over a turnkey vineyard in its productive prime, with all necessary farming and hauling gear, for way less than the cost of planting. This is meant for someone who wants to grow premium wine grapes -- not for real estate speculators.
8.5 acres planted in 2002 on a long term lease. The rent is 10% of the harvest, and the owners are amenable to extending the lease with the new tenant.
Vineyard Details
Located a couple miles west of 101 right at the Marin/Sonoma border, on the Marin side, south of Petaluma. Planted on a NE facing slope with good soil.
A little less than an acre each of chardonnay and viognier, a little less than half an acre of syrah, and the rest is pinot noir (6 different clones). All are on 101-14 and 3309 rootstock. All produce well -- around 3 TPA. If desired, the other varieties could all be easily converted back to pinot by training up a sucker from below their grafts.
Deer fenced, VSP trellised, bird netted, drip irrigated. Very little disease pressure due to isolation; mineral oil sprays are all that is needed.
There is a part-time crew of brothers that have handled the hand work (pruning, suckering, shoot positioning, picking) for many vintages and who don't require a ton of supervision.
The fenced vineyard area is about 11.5 acres and includes an irrigation pond fed by runoff. Supplemental water from another pond on the ranch is also available, if necessary.
Plant/Equipment Included
The price includes a tractor with attachments for mowing, discing, spraying and forklifting. Macrobins and a gooseneck trailer with 20' deck to haul them with are included. Enough consultation to get you off and running in year one is also included.
