Lytton Manor Vineyard has 12.2 acres of Cabernet Sauvignon for lease. Replanted in 2018, the vineyard has been upgraded to maximize efficiency and quality. We are a forward-thinking, modern vineyard. Features include machine or hand harvesting, water and temperature probes for monitoring vine stress, an onsite weather station, and a pond and well for irrigation. Yields average 35 tons, with potential for more with exceptional quality. Samples of the 2024 wine are available. Managed by Negrete Vineyard Management.

The vineyard is situated between Ridge Vineyards' Lytton Springs East and Lytton Springs West vineyards. Lytton Manor Vineyards has two access points, one off of Lytton Springs Rd and the other off of Chiquita Ave.

Owners live on site in a home off of Lytton Springs Rd. Any reasonable offer will be considered.

The vineyard is 100% Cabernet Sauvignon, planted in three primary blocks. Lee's Block is planted with Clone 30, and Norma's and Pond Blocks are planted with the Silverado Disney Clone 47. All vines are planted on 1103P rootstock. Spacing is 8' x 5'. Row orientation for Lee's and Norma's Blocks is NS, and Pond Block is EW. Water available via irrigation pond and a new well as of 2022.

We have EQIP grants authorized for 2025 for composting and cover crop.

The vineyard has three Davis water/temperature probes, Davis weather station, Davis AQI monitor, and flow meter attached to the well.

Owners have a general purpose Kawasaki Mule available for use. We are experienced in managing the vineyard over the last 10 years. We are willing to continue to provide general assistance such as irrigation, light irrigation maintenance, and general oversight as requested.
