A lovely 10 acre parcel overlooking the Lewis River, four miles east of Woodland WA. Only 30 miles from Portland OR and just 25 miles from Vancouver WA (those are the cities with the nearest large population of wine lovers).

This property may be the most-sustainable vineyard/winery in the US: The farmhouse is earth-sheltered and solar-powered, and the wines are (almost always) gravity-flowed, and the grapes and other fruits are grown using organic practices.

The farm, which sits amidst a Doug Fir/Western Red Cedar forest, is deer-fenced with a private electric gate. Elevation runs from about 105' to about 280'. Three streams and numerous small ponds; the largest has a natural waterfall. The farm contains many terraces (flat areas). There is a large homesite prepared at the top of the property, where the view is wonderful, of the river, the mountain beyond, and the hills of Oregon. The septic system is permitted, installed, and sized to accommodate three more bedrooms, so the buyer could build a large house at the top of the property, with septic issues already out of the way. A permitted well just above the house supplies clean, wonderful water, and proved out at more than 5 gpm. Hoses by the wellhead and at the house can reach the vineyard, the Middle Orchard, and the Lower Orchard.

The farmhouse (792 sq ft living space, plus huge covered front porch and >1000 sq ft winery/garage) was built in 2013. It is one-story and built like a daylight basement, dug into the hill on the back and halfway on both ends. The front faces south. The house is stone-clad, has a huge 8' x 32' covered porch with stone columns, four raised vegetable beds, a winery/garage of over 1000 sq ft which includes a restroom and a wine cellar. The house has raised ceilings and a large master bedroom, a back office/guest room, an island kitchen, granite counters, Brazilian Cherry tongue-and-groove flooring (except heated ceramic tile in the bathroom), and Solatubes. The house has a ductless heat pump for AC and heating, and also a pellet stove. The living space of the house is small enough that it could become an ADU if the buyer wants to build a large house atop the property. A part paved, part-gravel driveway runs past the house, past the vineyard and orchard, and all the way to the upper homesite. We bought and place a giant boulder at the "Y" in the driveway; it was the last rock out of the (now-closed) Chelatchie Quarry, and shows veins of red iron and green copper.

We also have a 20x30 two-story shop (1200 sq ft) completely remodeled in 2015 (new roof, new siding, new doors and windows, electric added, insulated. And a 20x40 two-story barn (1600 sq ft) remodeled in 2021 (new roof, new siding, new slab and foundation, new doors and windows, electric added, insulated (almost completely), with a new covered east patio and new south side 4' wide sidewalk, and a 10' wide covered slab on the north side for storage. We removed the old inner wall and installed glue-lam beams and posts to open up the barn's interior, and built a 4' wide staircase to replace the old ladder into the hayloft. Inside the barn you could park a third car and/or install a huge dining table by the new windows and overhead lights.

We also built a rock/cedar grape arbor, to the west of the house and overlooking our largest pond/waterfall.

We also built a highly-insulated, underground, 15' deep, 9' diameter "Hobbit House" wine cellar and porch roof, with electric, for storing wine and canned goods.

Epona Wine has two wine licenses: as a commercial winery, and as a virtual (online) wine retailer (selling wines made by others). Epona was the Celtic goddess of Agriculture. We have more than 300 customers on our email list. We do not have a tasting room, but the barn could be converted into one (this is in rural Cowlitz County, but we are only four miles from Exit 21 of I-5). This area is the Gateway to Mt St Helens; many outdoors enthusiasts come by here from the Portland area, to play on our four lakes or on the mountain.

Vineyard Details

10 rows of modern varieties of winegrapes--my favorites after 25 years of research (and check out my book Modern Grapes for the Pacific Northwest). These are all early-ripening with very high disease resistance; I have never needed to spray for PM. Soil is clay identical to that in the nearby Willamette Valley. Vineyard lies on steep south-facing slope, which further aids in ripening and provides better air ventilation. Vines have been lovingly tended by hand, including weeding and mulching; the oldest date from 2013. There is lots of room to increase the vineyard planting, if that is desired. Also includes an orchard with many old and newer heritage cider apple trees, and plums, figs, pears, cherries, crabapples, walnuts, almonds, peaches, olives. All are identified and mapped.
Our wines have won many major awards, including a Double Gold and many Silver Medals from Seattle Wine Awards (WA's largest professional competition), and our 2019 cider just won a Silver Medal at GLINTCAP (the world's largest professional cider competition, where only 5% of entries won Gold). The Wine Advocate invited us to submit our 2017 Cab Franc to them for review; those results are due out later in 2021.

The distinctive quality of fruit from this vineyard and others locally has earned national recognition as a designated AVA, American Viticultural Area, by the TTB a division under the U.S. Department of Treasury. Fairplay today features over 30 wineries and tasting rooms open to the public.

Oakstone became one of the largest wineries in the area featuring a 10,000 sq. foot winery and tasting room. Unfortunately, the winery was destroyed by a fire in 2012. Oakstone continues the tradition of premium award-winning wines at affordable prices in a new nearby location.

The footprint of the old Oakstone Winery remains. The 60X125 cement pad and the infrastructure for another winery is in place and waiting to be built. Other uses may be as an entertainment venue or wine storage facility.

De Cascabel Vineyard-planted in 1981 by Ron Mansfield of Goldbud Farms. De Cascabel is Spanish for rattlesnake, and the vineyard got its name from a nest of hibernating rattlesnakes discovered when a boulder was rolled away during clearing in the spring of 1981.

Three acres of cabernet sauvignon. The lowest six rows of cabernet sauvignon are "dry-farmed" (not irrigated, but there is some sub-surface flow that sustains the vines). One acre of cabernet sauvignon, converted to “octilateral trellising" by adding four more cordons to each vine, to balance the excessive vigor of the vines. 2: One acre of "old" merlot. 3: 0.5 acre of cabernet franc, grafted from cabernet sauvignon in 1992 and converted to bilateral cordon, replanted on 588 rootstock from 2001-2003 4: One acre "new" merlot, grafted from cabernet in 1996. 23: 0.5 acre of mourvedre, grafted from carmenere in 2015 on Bilateral cordon. 0.5 acre of dolcetto, also grafted from cabernet sauvignon in 2007 and converted to bilateral cordon. Originally, this 7-acre vineyard was on quadrilateral trellising, AxR1 rootstock, 8'x 12' spacing and drip irrigated.
5-7: Geoff & Katy Farm- planted in 1997 on 110R rootstock, drip irrigated, and 6' x 10' spacing on a bilateral cordon with a "catch wire" to help elevate the shoots. The first commercial crop was in 2000.
